Are You Ready to Sell?

So you have decided to sell your home on the Costa del Sol but before you can start marketing your property there are a number of steps to take:

1. Prepare your home for sale

A clean, well maintained and well-presented property will be easier to sell.

Most buyers would choose a home that is ready to move into with the minimum amount of work and expense needed. And remember there are a lot of properties on the market for them to choose from.

2. Pull together all the necessary paperwork

Apart from the legal requirements of the information that must be supplied to a possible buyer, converting an offer into a sale will be faster when all the paperwork is ready to be passed on to the buyer’s lawyer.

Buyers are cautious and overly suspicious after hearing too many horror stories about properties being sold without all of the correct paperwork and may hesitate over a purchase when their lawyer does not receive all the correct documentation immediately.

3. Decide on the asking price

A key decision and one that requires substantial knowledge of the current market in your area. And it is important to accept that market price is in no way related to the price you paid when you bought the house or the size of your outstanding mortgage.  

4. Find an estate agent

Not an easy decision with so many estate agents to choose from especially when most sellers only want to find 2 or 3 good agents to work with.

Firstly judge their competence by asking for advice on the topics above to ensure they provide clear, helpful and well-informed answers.

Secondly, check out how the agents market their properties so your property receives the best exposure. As most property searches begin on the internet, just placing your property in a shop window is not adequate nowadays.

Now the difficult part starts - making your home available and in a good state ready for viewings.

Sometimes an agent may ask to show your property at short notice, often because buyers have changed their search criteria during their visit and your property now meets their requirements.

If you have restrictions on when you can be available for viewings, leave a key with another contact such as a neighbour, your gardener etc. An agent will not be keen to spend money on marketing a property when they are not 100% sure that they can always show it to clients.

Always remember that the more flexible you are about showing your property the more likely you are to sell it.
